Notice of a Planning Commission Meeting

NOTICE IS HEREBY GIVEN, that the City of West Branch, Planning Commission, will hold a meeting on the following date, time and place:

DATE: Tuesday, April 24, 2018

TIME: 6:00 pm

PLACE: City Hall Council Chambers

121 N. Fourth St.

West Branch, MI 48661

 

The purpose of the meeting is as follows

1. Hold a public hearing to consider the application for a special land use permit and site plan to construct a human care institution in a General Business District.  The request was submitted by McLaren Bay Region, 1900 Columbus Avenue, Bay City, MI 48708. The property in question is was formally the local Kmart building and is described as 2110 S. M76, West Branch, MI  48661


2.  An application by Yost Construction, Timothy Yost, 534 W. 6th St., Mio, MI 48647, requests an Amendment to Zoning Ordinance, Section 7.15, Planned Unit Development (PUD),  to vary the minimum dwelling unit size of that district by adding the following (see text in caps/ red/underlined):

"Minimum requirements set forth by the original district in which the proposed PUD is located shall act as general guideline for the lot and yard regulations.  To encourage flexibility and creativity consistent with the intent of PUD regulations, the City may permit specific departures from the requirements of the Zoning Ordinance for yards and lots ANDMINIMUM DWELLING UNIT SIZE as part of the approval process.  Any regulatory modification shall result in a higher quality of development than would be possible using conventional zoning methods."


3. Hold a public hearing to consider the application for a special land use permit and site plan to construct a Planned Unit Development (PUD) in a Multi-Family Residential District.  The request was submitted by Yost Construction, Timothy Yost, 534 W. 6th St., Mio, MI 48647. The property in question vacant land located on South First St.
